Repairs in South Capitol
Broken sash cords, tired sliders and other South Capitol fix-ups
Older wood double-hungs in this neighborhood often still run on ropes, pulleys and hidden weights. When a cord snaps the sash slams or won't stay up, but the window itself is usually fine. That kind of problem is a repair, not a replacement.
Rope-and-pulley windows, explained
Behind the trim on each side of an old double-hung is a pocket holding a cast-iron weight. A cord runs from the sash, over a pulley and down to that weight, which balances the sash so it stays wherever you leave it.
Cords fray and break over decades. We open the access panel, rehang the weight on new cord, and adjust the sash so it glides again. While it's open, we can add weatherstripping that cuts the rattle and the draft.
Other repairs we handle here
- Aluminum sliders with worn rollers, latches or tracks
- Fogged double-pane units in later replacement windows
- Front doors that drag, rattle or won't latch
- Torn screens and bent screen frames
- Cracked or missing exterior sealant around frames
Typical South Capitol repair calls
"The window won't stay open."
Almost always a broken sash cord or a failed spring balance. Usually a same-visit fix once we've seen which kind you have.
"I can hear the street."
Gaps around old sash let in noise as well as air. New weatherstripping and properly fitted stops make a noticeable difference.
"The latch doesn't line up."
Houses shift, and so do doors. Moving the strike, tightening hinges or shimming the frame brings it back into line.
South Capitol repair questions
How do I know if my double-hung windows have sash weights?
Look at the sides of the window frame inside. Wood windows with a removable strip or panel near the bottom of each side, or with cords visible when the sash is raised, usually have weights. Newer units use springs or metal balances instead.
Can parts still be found for old aluminum sliders?
Rollers and latches for common sliders are often still available or have workable substitutes. For some older or discontinued models, nothing fits, and that's when we'll suggest replacement.
Is it worth repairing windows if I'm planning to sell?
Often, yes. Windows that open, close and lock properly matter in an inspection, and a few repairs usually cost far less than replacing the units.
