Sound familiar?

Signs it's time to replace your windows or doors

Santa Fe's high-desert climate is hard on windows and doors. Strong sun, wind, dust and big day-to-night temperature swings wear out seals, frames and weatherstripping.

Drafts & high heating bills

Cold air sneaks in around old frames on winter nights, and your furnace runs to keep up.

Fogged glass between panes

Condensation or haze trapped inside double-pane glass means the seal has failed.

Hard to open or painted shut

Sashes that stick, cranks that strip, or windows painted shut years ago.

Sun-faded floors & furniture

Intense UV at our altitude fades rugs, wood floors, art and upholstery.

Failed seals & weatherstripping

Cracked caulk and worn weatherstripping let in air, water and bugs.

Outside noise

Traffic on Cerrillos or St. Francis, neighbors and wind all come right through thin, old glass.

Security worries

Loose locks, flimsy sliders and old doors that don't latch properly.

Dust & wind getting in

Spring winds push fine dust through gaps onto sills, floors and furniture.

Products & pricing

Three product lines. Honest advice on which fits.

Every home is different. We'll show you samples of each at your free consultation and recommend what makes sense for your walls, your budget and your neighborhood.

Built for Santa Fe

Windows for adobe walls, altitude and high-desert sun

Many Santa Fe homes are Pueblo Revival or Territorial style, with thick adobe or frame-and-stucco walls and deep window openings. Off-the-shelf sizes rarely fit, so we measure each opening and plan the sill, the jamb extensions and the plaster or stucco returns.

If your home is in one of the city's historic districts, exterior changes may need review by the Historic Districts Review Board (H-Board). We can help you prepare for that process. Approval is up to the city, but you won't be navigating it alone.

At about 7,000 feet, insulated glass needs extra thought too, and so do the intense sun, wind and big temperature swings. We account for all of it when we recommend glass.

FAQ

Common questions

How much do replacement windows cost in Santa Fe?

It depends on the size, style, frame material and glass, and on the condition of each opening. As a starting point, vinyl windows start at $XXX, fiberglass at $X,XXX and wood-clad at $X,XXX per standard-size window, installed. Your exact price comes in a written quote after your free in-home measurement.

My home is in a historic district. Can I still replace my windows?

Often, yes, but exterior changes in Santa Fe's historic districts may need review and approval through the city's Historic Preservation Division and the Historic Districts Review Board (H-Board). We can help you understand what's likely to be required and prepare the information for your application. The final decision is the city's.

Can you fit windows into thick adobe walls?

Yes. Adobe and frame-and-stucco homes often have deep, slightly irregular openings. We measure each one individually and plan the sill, jamb extensions and interior and exterior finish so the new window looks like it belongs.

What's included in the free in-home estimate?

We measure every opening, look at the condition of the frames and walls, show you product samples, answer your questions and give you a written quote. There's no obligation.
