Caring for the windows in Agua Fria's family adobes

Along Agua Fria Street and the river stand long-established family adobes, built of earth and handed down through generations. Their windows and doors are part of that story, and changing them deserves the same care that's kept the walls standing.

Our approach in older adobes

  1. 1

    Look before recommending

We note the original windows, any later changes and the condition of the wall and lintel at each opening, and photograph them for your records.

  2. 2

    Repair where we can

Sound original sashes and doors are repaired. We only suggest replacing what's beyond saving or what was already replaced with something out of character.

  3. 3

    Replace in kind

Where new units are needed, we choose wood or wood-clad windows with traditional proportions and divided lites, set back to the original depth.

Respecting the earthen wall

Adobe needs to breathe, and the wrong sealant or a cement-based patch can trap moisture against it. Around older openings we use compatible materials, keep the plaster returns soft and rounded the way they were, and avoid cutting into the wall beyond what the new frame needs.

If we find a cracked wood lintel or crumbling adobe at an opening, we stop and talk with you before going further.

Which rules apply? Requirements for exterior changes depend on exactly where your home sits and whether it's in the city or the county. We check your address before recommending products and help with any paperwork that's needed.

Details we keep

  • Narrow wood frames and true or simulated divided lites
  • Deep interior sills, often used as shelves
  • Painted trim colors traditional to the home
  • Wood doors with simple panels or small lites

Agua Fria adobe questions

Is our home in a historic district?

It depends on your address. We'll check before your project is designed, and if a review applies, we'll prepare the product information you need for it.

Our grandparents' windows still work. Should we replace them?

If they open, close and are structurally sound, repair and interior storms may serve you better than replacement. We'll price both so you can weigh them side by side.

Can new windows match the old ones exactly?

Close, though rarely exactly. Wood windows can be made with similar sash widths, lite patterns and paint colors. We'll bring samples so you can compare them in the opening.

Keep the character of your family home.

We'll look at every opening with you and recommend repair, replacement or both, with care for the walls around them.
